Asphalt Paving Questions

New driveways, resurfacing, and asphalt repair in Northeast Ohio.

A properly installed asphalt driveway lasts 20–30 years in Northeast Ohio when it's built on a compacted stone base, installed at the correct thickness, and sealcoated on a regular cycle. Ohio's freeze-thaw winters are the biggest factor — cracks that aren't sealed let water in, which is what causes the potholes and alligator cracking you see on neglected driveways.
Concrete

Concrete Questions

Driveways, sidewalks, patios, steps, and structural concrete.

Both work well in Ohio. Asphalt costs less upfront, handles freeze-thaw a bit better, and is easier to repair. Concrete lasts longer (30–40+ years), needs less maintenance, and looks cleaner for longer. If budget is the priority, we usually recommend asphalt. If longevity and appearance matter more, concrete is worth the extra cost. We install both and will give you an honest side-by-side quote.
Sealcoating

Sealcoating Questions

Protecting asphalt from UV, water, oil, and freeze-thaw damage.

Every 2–3 years for a residential driveway in Ohio. The first sealcoat should go on 6–12 months after installation — never sooner, because new asphalt needs time to cure and release its oils. If your driveway has faded from black to gray, it's time. Sealed driveways last significantly longer because UV, gasoline, and water can't attack the binder.

A well-built commercial asphalt lot lasts 20–25 years with a maintenance plan: crack fill annually, sealcoat every 2–3 years, and restripe every 1–2 years. Excavation & Site Prep

Excavation & Site Prep Questions

Digging, grading, base preparation, and rough grading.

For a full replacement, yes — we excavate the old surface and typically 6–12 inches of subgrade so we can install a proper compacted stone base. For an overlay we don't excavate, but we do prep the surface. If your old driveway is on a soft or organic subgrade (common on newer developments), skipping excavation is why so many driveways fail within 5 years.
Drainage

Drainage Questions

Grading, French drains, catch basins, and water management.

Almost always a grading problem — either the driveway wasn't sloped correctly, or the surrounding grade has settled and now sheds water back onto it. Standing water is the enemy of any pavement; it accelerates freeze-thaw damage and can wash out the base underneath. We diagnose the source before recommending a fix so you don't pay to repave a symptom.

In Northeast Ohio, a typical residential asphalt driveway (roughly 600–800 sq ft) runs $4,500–$8,500 for a full removal and replacement. Concrete for the same footprint typically runs $8,000–$14,000.
