How We Work With Commercial Clients

1. Property walk and condition report. We meet you or your property manager on site and walk the whole property — pavement, concrete, drainage, striping, curbs and safety features. You get a written condition report with photos and a prioritized action list.

2. Scope, pricing and phasing plan. Every proposal breaks the work into line items you can approve individually. If the project is large enough to disrupt tenants, we include a phasing plan that lays out which sections close on which days.

3. Insurance and paperwork. Certificates of insurance, W-9s, safety documentation and any required forms are provided up front so procurement isn't a bottleneck.

4. Communication during the work. Property managers get a direct line to our project lead. You'll get progress photos as milestones are hit and immediate notice if weather or a discovered condition affects the schedule.

5. Closeout and warranty. Every commercial project ends with a final walk, photo package, invoice matching the approved scope and a written 1 year workmanship warranty.

Do you work with property management companies?+

Yes. Multi-property portfolios are one of our core client types. We consolidate scheduling across your locations, provide standardized reporting and photos, and act as a single point of contact for maintenance and capital projects.

Can you work overnight or on weekends?+

Yes. For lots that can't close during business hours we schedule work evenings, overnights and weekends. That includes paving, striping, sealcoating and any concrete flatwork. Overnight scheduling does add some cost, and we call that out in the estimate.

Do you carry commercial insurance?+

Yes — full general liability and workers' compensation. Certificates of insurance are provided before work starts and can be issued naming your property or management company as additional insured.

Can you provide a capital plan for our property?+

Absolutely. We can walk the property with you, document current conditions, and put together a 3 to 5 year plan that prioritizes safety and cost — patch and seal this year, restripe next year, overlay in year three. It helps you budget and it helps you avoid emergency spending.

How quickly can you respond to an urgent issue like a large pothole?+
