Sealcoating is the single highest-return investment you can make in an asphalt surface. A driveway or parking lot that gets sealed every 2 to 3 years and has cracks repaired promptly can outlast an unmaintained surface by more than a decade. The math is straightforward: sealcoating costs a fraction of resurfacing, and resurfacing costs a fraction of full replacement.

Asphalt fails from the top down. UV rays oxidize the binder that holds the aggregate together, water infiltrates through hairline cracks and freezes, and road salt attacks whatever is left. Our Sealcoating Process

A durable sealcoat isn't just black paint. It's an engineered coating that requires clean pavement, the right weather window, and correct application technique.

1. Deep cleaning. We power blow the entire surface and use a rotary broom or pressure washer on stubborn areas. Any leaves, dirt or loose stone left behind will prevent the sealer from bonding.

2. Oil spot priming. Oil and gasoline stains repel sealer. We treat those spots with an oil-spot primer that lets the sealcoat bond over the top.

3. Crack repair. Cracks larger than 1/8 inch are cleaned out with a heat lance or wire wheel, then filled with hot-applied rubberized crack sealant that stays flexible in cold weather. Small hairline cracks get bridged by the sealcoat itself.

4. Edging. We hand-cut edges along garages, sidewalks, curbs and grass lines with a brush so the finished job has crisp lines and no overspray on adjacent surfaces.

5. Sealer application. Two coats of commercial-grade coal-tar or asphalt-emulsion sealer are applied by squeegee, brush or spray depending on the surface and the manufacturer spec. Two thin coats always outperform one thick coat.

6. Cure and reopen. We block off the surface with cones and tape for 24 to 48 hours while the sealer cures. Then we come back, remove barriers and confirm you're satisfied.

Frequently Asked Questions

How often should I sealcoat my asphalt driveway?+

Every 2 to 3 years is the sweet spot for residential driveways in Northeast Ohio. Sealcoating more often than that doesn't add life and can actually build up too thick and flake. Wait longer than 4 years and you start losing the surface to UV oxidation and water intrusion.

When is the best time of year to sealcoat?+

May through early October in Ohio. Sealer needs pavement temperatures above 55°F and no rain in the forecast for 24 hours. We won't cut those windows short — a sealcoat rushed onto cool or damp pavement peels within a season.

How long should I stay off the driveway after sealcoating?+

24 hours for foot traffic and 48 hours for vehicles. In cool or humid weather we extend that to 72 hours. We block off the driveway with cones and caution tape so no one drives on it by accident.

Does sealcoating fix cracks?+

Sealer bridges very small hairline cracks but it isn't a crack repair on its own. Cracks larger than 1/8 inch need hot rubberized crack fill first, which we apply as part of the same visit. Cracks left untreated let water into the base and cause potholes.

Will sealcoating make my driveway look black again?+

Yes — sealer restores that deep, uniform black look and adds UV protection so it stays that way longer. It also sharpens the appearance of the entire property and is one of the highest-value curb appeal projects for the money.

Can I sealcoat a brand new driveway right away?+

No. New hot-mix asphalt needs 6 to 12 months to fully cure before the first sealcoat. Sealing too early traps oils in the mix and softens the surface. We'll come back the following season to apply the first coat.
